Yes, provided there is written consent from the landlord. At Aileron Suites, we only operate under professional lease agreements that explicitly include a "License to Occupy" or a subletting clause specifically for short-term accommodation. This ensures our partnership is 100% "above board" and legally compliant with the Residential Tenancies Act 1997.


Our primary layer of protection is Airbnb AirCover. AirCover is an industry-leading protection program provided to hosts that includes:

  • $3 Million (USD) Damage Protection: This covers damage caused by a guest to your home or belongings, including art, furniture, and wall finishes.
  • $1 Million (USD) Liability Insurance: This provides coverage in the rare event that a guest is injured or their property is damaged during a stay at your suite.
  • Income Loss Protection: If a guest causes damage that results in us having to cancel upcoming bookings, AirCover can reimburse the lost income during the repair period.


This is our primary area of focus. Unlike long-term tenants who may only be inspected twice a year, our properties are inspected and professionally cleaned 2–3 times per week.

  • Immediate Repairs: Minor wear-and-tear is handled by our team at no cost to you.
  • Major Damage: Any malicious or accidental guest damage is covered by our specialist insurance policies.


  • Guest Screening: We use identity verification and previous stay history to vet every resident before they receive check-in details.
  • Noise Monitoring: We install non-recording smart decibel sensors that alert our 24/7 team immediately if noise levels exceed a professional threshold, allowing us to intervene before neighbours are disturbed.
  • Strict Policies: We enforce a firm "No Party" and "No Smoking" policy, with immediate eviction and significant fines for any breach.


Aileron Suites handles all regulatory compliance. As of 2025, we are responsible for registering with the State Revenue Office (SRO), collecting the mandatory 7.5% levy on bookings, and remitting it to the government. You, as the owner, have no additional paperwork or financial liability regarding this tax.
