At Aileron Suites, we only operate under professional lease agreements that explicitly include a "License to Occupy" or a subletting clause specifically for short-term accommodation. This ensures our partnership is 100% "above board" and legally compliant with the Residential Tenancies Act 1997.

This is our primary area of focus. Unlike long-term tenants who may only be inspected twice a year, our properties are inspected and professionally cleaned 2–3 times per week.
Aileron Suites handles all regulatory compliance. As of 2025, we are responsible for registering with the State Revenue Office (SRO), collecting the mandatory 7.5% levy on bookings, and remitting it to the government. You, as the owner, have no additional paperwork or financial liability regarding this tax.
